What's Included in LVP Flooring Installation

One crew from tear-out to trim, installing the flooring you pick and buy. We remove the old floor, prep the subfloor, install click-lock LVP or laminate, and finish every edge with baseboards, quarter round, and transitions — or repair a floor worth keeping. Around Portland, OR and Vancouver, WA, most of the real work happens under the planks, so subfloor prep is its own line on every quote.

  • Click-lock LVP and laminate installation, room by room or the whole floor
  • Carpet and old flooring removal — tack strips and staples out, debris hauled away
  • Subfloor prep and leveling — high spots ground down, low spots filled
  • Transitions, thresholds, and baseboards so the new floor finishes edge to edge
  • Floor repairs — squeaks screwed down, loose boards refastened, damaged planks swapped

Common Problems We Solve

A century-old house where nothing about the floor is flat.

We check it with a straightedge at the estimate, then grind the high spots and fill the low ones before the first plank goes down. An uneven subfloor changes the price up front instead of failing the floor later.

Old carpet that is matted and stained — you want it replaced with LVP.

We cut it, roll it, pull the pad, pry the tack strips, pull the staples, and haul all of it away. Then the new LVP goes down in the same project, with no second contractor to schedule.

Doorways where two floors meet at different heights.

Every threshold gets a fitted transition profile matched to the height difference — reducers, T-molds, or end caps — fastened so nothing lifts or catches a toe. Door jambs are undercut so planks slide underneath instead of being scribed around.

Boards that squeak on the same path every night.

Squeaks are movement — board against fastener, subfloor against joist. We find the joists and screw the movement down, using breakaway-head screws through carpet or working from below where there is access.

How It Works

  1. Measure & moisture-check

A straightedge across the subfloor, a moisture reading anywhere below grade, and a count of doorways, transitions, and stair treads. That walk-through is where your quote comes from, including a separate line for any leveling.

  2. Tear-out & subfloor prep

Old flooring out, tack strips and staples pulled, debris hauled away. Then the subfloor is leveled as quoted and screwed tight so nothing moves under the new floor.

  3. Install the field

Planks acclimated, layout planned so cut rows land where they show least, expansion gaps held at every wall, rows clicked home flat.

  4. Baseboards & transitions

Baseboards or quarter round close the expansion gap, and transition profiles are fitted and fastened at every opening. The floor gets a finished edge everywhere it stops. A single room with light prep usually goes back together in the same visit; larger or multi-room projects, or a heavy leveling day, are scheduled in stages, and we tell you the order up front.

Typical Projects & Pricing

LVP or laminate installation$2.50–4.00/sq ft labor, $499 minimum
500 sq ft LVP + baseboards$1,895–2,500
Carpet removal & haul-away$1.00–1.50/sq ft
Squeak or loose-board repair visit$150–350

Labor pricing. Materials are itemized in your estimate. Estimates are not final contracts.

What's Not Included

  • Hardwood refinishing and tile
  • Basement or ADU installs without a moisture test — we test first, and the product you buy has to be rated for that reading
  • Structural subfloor replacement — quoted separately

What Affects the Price

Square footage
Labor is quoted per square foot, so area sets the base price. Open rectangles lay fast; hallways, closets, and many small rooms add cuts per foot.
Prep and leveling load
A flat modern subfloor needs almost nothing; a century-old one can need hours of grinding and leveling compound before the first plank. That is why prep is its own quote line.
Below-grade rooms
Basements and ADUs get a moisture reading first. Where it passes, the flooring you pick needs a manufacturer rating for concrete at that reading — some lines carry it and some do not, and the required underlayment varies — so the product used upstairs may not be the product for downstairs. The below-grade install is priced separately.
Tear-out and haul-away
Stapled carpet comes up fast. Glued-down flooring, multiple old layers, or a long carry to the truck add removal hours, and the disposal run is part of the line.
Transitions count
Every doorway, threshold, and flooring change needs a fitted transition piece. A home with many openings carries more trim labor than the same footage in open rooms.

LVP Flooring Installation — Frequently Asked Questions

Do I buy the flooring, and how much extra should I order?

Yes — you pick and buy the material, and we tell you how much before you order. Add about 10% over the measured area for cuts and defective planks; chopped-up layouts use more. Keep one unopened box after the job — it is the surest way a future plank repair matches your floor.

Can you level an old, uneven subfloor?

Yes. High spots get ground or planed and dips get leveling compound, priced as its own line so you see what your subfloor actually needs. Click-lock flooring laid over waves flexes and separates at the joints, so we do not skip this step.

Is LVP OK in a basement or ADU?

It depends on the slab and the product. We test the slab for moisture first — no exceptions below grade — and compare the reading against the manufacturer's limits for the flooring you chose. Rigid-core SPC or WPC vinyl is commonly rated for concrete, but ratings and required underlayment vary by line, so the spec sheet decides. Where the reading passes, we install. Where it fails, we show you the numbers and stop there rather than trap moisture under a new floor.

Are baseboards and transitions included?

Yes. Baseboards or quarter round and the transitions at every doorway are part of the same job, so the floor finishes edge to edge with one crew. Every click-lock floor needs an expansion gap at the walls, and the trim is what closes it. We quote the linear footage and doorway count up front.

Can you repair a few damaged planks instead of replacing the floor?

Yes, when matching material exists — which is why we tell every install customer to keep a spare box. Damaged boards swap out one for one, from the nearest wall or by unclicking the field. If your flooring is discontinued, bring us a plank and we will help you find a match before quoting replacement.

Is LVP or laminate better for damp Pacific Northwest homes?

That depends on the product and the room more than the category. Many LVP lines have a waterproof core that shrugs off wet boots by the door; laminate ranges from water-resistant to waterproof-rated, and the spec sheet, not the box, tells you which one you bought. A waterproof plank does not make a leaking room safe — water still reaches the subfloor through seams, edges, and cutouts, so the leak gets fixed first. Below grade we moisture-test the slab and check the reading against your product's limits before installing.
