What's Not Included
- Full-unit repaints — touch-ups and single walls are ours; repainting a whole unit is a painting crew's job, and we'll say when the walls have reached that point.
- Move-out cleaning — we're not a cleaning service. Sequence us before the cleaners so the dust from patching doesn't land on their work.
- Flooring — carpet replacement and plank installs go to a flooring contractor; we'll note damage in the photo report.
- Appliance repair — a dead range or a leaking dishwasher goes to an appliance tech or a licensed plumber.
- Plumbing and electrical repairs — dripping valves, dead outlets, and fixture wiring get referred to licensed trades and flagged on your report.

- Filled nail holes are minutes each; real patches that need building up and blending are the slow line items on a turnover.

- Deadline compression
- Same-day and weekend turnovers take priority scheduling, which costs more than a unit with a flexible window.

A one-bedroom with cosmetic wear is typically a single working day once scoped. Heavier damage or a long hardware list stretches to two or three consecutive days. The biggest time saver is scoping before the tenant leaves, so materials are on the truck the day the unit is empty.
Do you photograph the unit before and after?
Yes — dated photos both ways, sent with the invoice. Landlords use them for the deposit ledger and for re-listing; property managers use them to close the work order without a site visit.
Can you match the existing wall color?
If you have the leftover paint or the color code, yes. Fresh touch-up on aged paint can flash under side light even in the correct color — when that's likely, we recommend painting the affected wall edge to edge.
