What We Install & Repair
Exterior surfaces washed with the pressure each one can actually take. Concrete driveways and walkways get full pressure with a surface cleaner. Wood decks and fences get a low-pressure soft wash — high pressure cuts furrows into softened cedar and fir grain, so on wood the cleaning solution does the work and the water rinses. Siding is washed low-pressure from the ground, never driving water up under lap joints. Nine months of rain grows moss and algae on all of it; the job is getting that film off without taking the surface with it.

Common Problems We Solve
Green, slippery concrete
Algae film plus moss in the shade — by midwinter a genuine slip hazard. We pre-treat so the growth releases, then run a surface cleaner for a uniform finish instead of the wand-stripe pattern a bare nozzle leaves.
Black streaks down the gutter faces
Tiger-striping is oxidized grime bonded to the aluminum; plain pressure will not shift it. It takes the right cleaner and hand agitation, which we can include with the rest of the exterior.
A deck gone gray and grimy
Soft wash: a wood-safe cleaner, dwell time, then a low-pressure rinse. That lifts the weathered film and algae without fuzzing the grain. It will not make old wood new — deep UV graying is in the fibers, and honest expectations beat a blasted deck with wand marks.
Moss in paver joints and patio corners
Pre-treatment kills it and the wash removes it. Some joint sand inevitably comes out with the moss — re-sanding is a quick follow-up if needed.

How It Works
Walk the surfaces first
Before anything gets wet we assess each surface: concrete condition, mortar joints, wood softness, paint condition. That sets pressure, nozzle, and chemistry per area.
Pre-treat the growth
Moss and algae get cleaning solution and time to work. Killing growth first means the wash removes it roots and all, instead of shaving it off so it greens back up in a month.
Wash with matched pressure
Full pressure and a surface cleaner on sound concrete. Reduced pressure on pavers and older mortar — aged joints erode fast under a tight nozzle. Soft wash on wood and siding.
Rinse, tidy, walk through
Runoff rinsed off adjacent surfaces, plants rinsed where cleaner drifted, and a walk-through with you while everything is damp so you see what came clean and what is stain rather than dirt.
What's Not Included
- Roof cleaning or roof moss treatment — a pressure washer on a roof is a shingle-damage machine, so we refer it to a roof specialist.
- Siding above safe ladder reach — roughly two stories. Taller homes need lift equipment we do not carry.
- Pressure-washing painted siding that may predate 1978 — blasting failing paint of that era scatters chips into the soil. On those homes we keep to a gentle rinse or advise dealing with the paint first.
- Deck staining and concrete sealing during the wash — sealing needs fully dry surfaces, so it is quoted as its own follow-up visit if you want it.

- Driveway, patio, and walkway area is the base of the quote — a two-car drive and a long RV pad are different mornings.
- Surface mix
- Plain concrete is fastest; pavers, aged mortar, and wood slow the pace because they need reduced pressure and more careful passes.
- Moss and grime buildup
- A yearly-maintained surface rinses quickly; several seasons of established moss needs pre-treatment, dwell time, and sometimes a second pass.
- Add-on surfaces
- Fence runs, steps, and gutter-face scrubbing added to a driveway visit cost less than booking them separately — the setup is already done.
Frequently Asked Questions
Will pressure washing damage my siding or deck?
Not the way we do it, because neither gets full pressure. Wood and siding get a low-pressure soft wash where the cleaning solution does the work. The damage you have seen — furrowed deck boards, water forced behind lap siding — comes from running concrete-level pressure on soft materials.
How long before the moss comes back?
It comes back — this climate makes sure of it. A pre-treated, properly cleaned surface typically stays clear for a year or two, shaded north-facing spots greening up first. An untreated quick rinse can look green again within months because the roots were never killed.
Do you use chemicals?
For moss and algae, yes — standard exterior cleaning solutions, with nearby plants rinsed before and after. Plain water only shaves growth off at the top. If you want us to skip pre-treatment somewhere, we will, with honest expectations about how long it stays clean.
Why does the driveway get different treatment than the deck?
Because the surfaces fail differently. Sound concrete shrugs off full pressure; cedar and fir deck boards are soft enough that the same jet carves lines you cannot sand out. Same machine, completely different nozzle, distance, and pressure.
Can you wash in the rain?
Light rain, yes — everything is getting wet anyway. Heavy rain matters mostly for pre-treatment, which needs time on the surface before it dilutes — if the forecast would compromise the outcome, we reschedule.
